Mayor’s Message: How does the township’s planning and zoning board operate?

The township master plan and zoning ordinance serve to protect our property values and maintain the safety and welfare of all of our residents

In New Jersey, as in all states, the use and development of real estate is governed by planning and zoning laws and regulations.  In Voorhees Township, the primary regulations are found in statutes known as the New Jersey Municipal Land Use Law and the Unified Land Development Ordinance of Voorhees Township, commonly referred to as the zoning ordinances.

Like other municipalities, every parcel of real estate in Voorhees falls within a particular zoning classification such as residential, business or industrial. These designations govern the type of uses permitted on that land as well as the developmental requirements and restrictions.

The ordinances specify such matters as the maximum building height, the distance structures must be set-back from property boundaries, parking and vehicle circulation requirements, landscaping, exterior lighting, trash and recycling collection, storm water runoff and environmental concerns.

Generally, the planning board adopts a Master Plan and a zoning map which divide the township into different zones, each having a unique set of requirements and permitted uses.

The Voorhees Township Committee passes the actual zoning ordinances, which then become law and include all the requirements for each zone.  The planning board must review the township’s development needs at least once every ten years and adopt either a new Master Plan or a Master Plan update. In an effort to keep our codes up to date, a full Master Plan review was completed in 2012.

** Kindergarten registration for the 2020-2021 school year will take place at the Administration Building on the following dates: Wednesday, March 4 for last names beginning with the letters A-L, Wednesday, March 18 for last names beginning with the letters M-Z and Wednesday, March 25 for make-up registrations. Each registration will run from 9:30 to 11:00 a.m. and 1:00 to 3:00 p.m.

** The Alicia Rose Victorious Foundation Wine and Food Tasting will be held on Friday, March 27 from 6 to 9:30 p.m. at the Mansion on Main Street. The Foundation installs Teen Centers in hospitals throughout the country to bring hope, excitement and entertainment to teens facing difficult conditions while receiving hospital treatment.
